Any investors out there working in GA? If so, could you send me a editable purchase agreement that you have used in prior deals. I have sent 3 different ones to an attorney to look over and all need different things added or several requirements for GA law. Made Eight Offers...Received One Counter-Offer! Nervous

So,I've been away from REI, for a number of years now and just within the last two weeks, have started making offers again. Just received my first counter-offer today, on one of the properties and am a bit nervous as to how to proceed(except to counter, the counter-offer)and then look to lock up the deal if my counter-offer, is accepted. Haven't done this in a while and know that I will be bumbling my way through it, to begin with, so would appreciate all the guidance and assistance that anyone's willing to give!

Finally Hit Rock Bottom!!! Need Advice To Help Me Get Back Up!!!

Hi all! I've been out of the loop, for a number f years now and going through all sorts of hardships and pitfalls! This year finally did it for me, though and I've hit rock bottom for the first time in my adult life. Here's the short gist of it...HOMELESS-JOBLESS-PENNILESS-CAR-LESS! Not here looking for handouts, but advice. I know that the real estate market has changed drastically, since I first became involved with it, years ago, as well as the techniques used to go about locking up properties and the best sites to use for getting good comps. The first time I got involved with REI, I was lackadaisical about things, for the most part and just kind of drifted away from it over the years. But now! I've got to provide for my family and there's no pussy-footing around, this time!

Pulling deals from the MLS and not being greedy via Matt Larson

DG Fam,

Matt Larson mentioned before about making offers on the MLS and not being greedy and getting so into the discount. Ok, he mentioned about possibly getting a deal on a 100k ARV home for 95k and making a 5k profit. Wouldn't that be homes already renovated? I ask this because homes are being bought close to retail price, and even overpaid for in ATL. So does he mean making offers close to the asking price and passing it on for a quick profit in between?

Sign name or company name on purchase agreement???

DG Fam,

Ok, I finally got my LLC a couple days ago and a purchase agreement to work with. My question is I know I put the company name at the top where buyer is but when I sign the contract, do I put the company name or my personal signature? Just want to be sure... I have a potential motivated seller with 2 homes to see tomorrow and I want to be ready. Still trying to get my first deal....
