Contracts and Offers

Do you guys fill out the offer contract yourself, and then present it to the listing agent yourself, and do the whole deal without a buyer's agent, or do you have a buyer's agent, and simply let them draw up the paperwork, or some combination of the two approaches?

On our first deal, we used an agent, and she did all the paperwork.

Also is this what you're suppose to use in the birdogging business? or do you have to use a different kind of agreement document?

For those needing help with contracts...I gotta tell you that is one of the reasons that I am glad I joined the academy. I called and had them walk me through the first one, faxing it back and forth until I got it right.....yet another good reason to pay for the help. If you really intend to finish this race ...IE ...get 5 deals this year. I joined because I want 10 houses this year. So for me....it seemed like the right thing to do to help streamline my focus and help motivate me to earn my money BACK.

Option Contract for Sale and Purchase

The SELLER and the BUYER (named below) hereby enter into this Option Contract for Sale and Purchase of real estate.

I have received several responses from ads I placed looking for investors. They emailed me about property types they are looking for and I spoke to a few on the phone, but they agree to pay a finders fee. I am not comfortable spending my time looking for properties for them without some kind of agreement as to what they are willing to pay me if I bring a deal to them.

Help!!.... Can someone send me a copy of the language for a "double closing" contract. I plan to perform several "double closings" and located a title company willing to perform the services. However, the escrow agent would like to "review" my contract, prior to us working on our initial deal.... PLEASW HELP ME!!!

Hello All,

I'm interested in assignment of contracts. I found some FSBO online that I would like to put offers in on at about 60% of market value.

1) Is it a good idea to just blindly mail out multiple offers to the addresses I see online?

2) Do you actually need to see the property first before you make an offer?

3) Also, am I sending a "Purchase Contract" as well as an "Assignment of Contract" together with my offer?
