LLC Benefits

Hello,
Does anyone have any information regarding starting up a corporation or LLC in order to buy real estate? I have lousy credit and I've heard you can start a corporation or LLC to establish good credit (for the corporation) and then buy real estate. Is this true? Does anyone have any input on this or can point me in the right direction of where to get more information on this subject? Thank you.

Getting started -- that is the part I am having difficulty with. I got foreclosure list ..what do i do with it? Can i find properties that are NOT handled by a realtor? How? Where?

How do I find buyers? Do I find them before I find properties? How? Where?

Can someone please telll me the step by step detail on how to do an assignment?

I know to sign my offer as name and/or assign, but what after that? How does this work..

I found a killer deal, but I cant afford it so I want to assign it to someone how can for a profit.

Reverse Mortgage

Hi everyone, I have two homes where each owner is in foreclosure with a reverse mortgage. One owes $20k in back taxes and the other just wants out but the appraised value is less than what is owed. Please give suggestion as to how to structure the deal

Wholesaling with Standard Realtors Contract

Paragraph 32 of the standard realtors contract in my area states:

Standard Realtors Contract (NVAR) wrote:
"This Contract may not be assigned without the written consent of the Buyer and Seller.

If Buyer and Seller agree in writing to an assignment of this Contract, the original parties to this Contract remain obligated hereunder until Settlement.

Whu? Huh? Oh My Fricken WHAT!!!??

How the heck am I supposed to assign this thing if I AM LIABLE for the original purchase in the event my end buyer decides she doesn't want to buy the property after all.

Buyer Broker Agreement/Realtor Exclusive

Hello All:

I have posted this question before (thank you, by the way, jbezoski and homesteadroad for your replies) but wanted to get more detailed.

JBezoski, you wisely advised me NOT to sign a realtor-exclusive contract, a Buyer Broker Agreement, that required me to deal with only (1) one agent for a specific time frame.

Problem: most realtors want me to sign that exclusive agreement.
