On my way to doing first deal. Someone please help!

I have someone that has agreed to sell me their mobile home for 3,000. I need to know what contract to use and who needs to be present on the closing. Do I need to still use a title company. It will be my first deal and the seller doesn't know much either. Someone please help.

i know i have bought and sold a few and you just have to have the title of the mobile home signed over to you.its just like a car.....the owner signs on back as seller and you sign title as buyer.i have never done one in any state other than ny .no closing.make sure the title shows no lein.

i have never used one but like i said i dont know about any other state but every one i did i just signed the title as buyer and we sent the title in to i believe the motorvehicles dept ny and it came back with a new title in my name ...simple as that but that is just my experience with it.i dont want to give you mis information...just what i did.now you CAN sign a purchase agreement AND NOTORIZE and keep copies .If your not sure just sign them and notorize but you HAVE to sign the title ...both you and seller and send it in with a fee...then you will legally own it when u get back the TITLE in your name.i didnt know this until i did a few mobile home deals....here its the SAME as buying a vehicle.good luck carlos....let me know how u make out....pm me if u need help with this and we can overcome ANY problem !!

alright...great help !! i also found this info valuable and right here at our fingertips.
i see my opinion was ok with a used mhome ...u treat it just like buying a motor vehicle..........however after talking to carlos i believe we came to the conclusion the park rent was an issue or could be......maybe he will explain what he learned and share his knowledge !!

Carlos didn't say if he was going to stay in it or flip it?

$2000 is a pretty good deal for most MHs, park rent shouldn't be an issue, find a retail buyer.

If anybody wants more info on buying/selling mobile homes, a book I found very helpful (but didn't put into practice) is Lonnie Scruggs Deals on Wheels.

One more thing, listening to others is fine, as long as you know they are knowledgeable and not feeding you false info. Not that I doubted you at all Jay Eye-wink
