how to research?

Hey everyone, i just finished deans book be a real estate millionair and i am motivated to get in the game. im not sure exactly what i need to research in order to determin if the property would be a good fit. can anyone explain to me what they do and what to look for when researching a property. i know you have to be armed with as much information about the property but where should i start? what are the steps you use? thanks to anyone that can point me in the right direction

Congratulations on buying and reading Dean's book, it is packed with a wealth of information. You may want to decide on what neighborhoods around your local area is a good area to invest. Get familair with the area, go to open houses, meet with realtors, join an investment club, etc. Get to know what is selling and at what price. Hi Nelson,
The best thing to do first is find a trusted realtor. Alot of info on the listing's. The township tax records. There is always paper trail at the court house if there are any judgements. These places are free. Great success!

Hey guys, so If I find a house in a certain area, all's I have to do is go to the nearest court house and get information on it.

Your county offices such as the tax assessor's office will give you owner's name, taxes, how old the house is ,etc. The court house can tell you if there are any judgement filed against it. A realtor can tell you if the house was on the market etc. Much success..........Lubertha

I agree with Luberta and the other guy as well. I would say that you find a good Realtor that's investor friendly to help you find homes. It may take a while because it took me about 10 before I found a good one. The 2nd thing I would advise is that you buy Dean's newst book because it talks about that strategy in details. Ever since I found a Realtor , I gained a lot of confidence and I can smell my first deal is right around the corner. Good Luck!
