Hey everyone, I just finished deans book.
Right away I want to do an assignment of contract deal. Can someone tell me tips on how to talk with the seller to agree to this contract without sounding like a shark?
I'm in Illinois and I told I need a brokers license to do this.....does anyone know if it's true?
Also, to begin with what is a good starting buyers list?...at least 10 to make things happen?
I'm going to start with Craigslist and a friend of mine to start to build my buyers list. I've read y'all have been getting good results there.
What forms did everyone use...the ones Dean provides or did you get your own from somewhere else?

1) Focus on the seller and how you can solve his problem (which is usually the property). Don't mention a single word about your assignment contract or strategy. Have them sign a normal purchase agreement for your agreed-upon price. Have qualified cash buyers ready to strike before you meet a single seller. Don't be greedy in your markup. There's no magic to this process: If you follow it, they're motivated, and you make no mistakes, success is more than likely. If you deviate, waste time on retail sellers, or try to re-invent the wheel, failure, bankruptcy, or legal trouble may follow soon after.
2) Flat out lie - used by RE salesmen to keep themselves in control of the entire RE game. Epic Fail. NEXT!
3) At least ONE will suffice, but you better make sure they're for real. The more buyers you have, the easier it is to endure if one or more of them turn out to be posers, liars, or honestly unable to buy for whatever reason.

I'm a firm believer that is you are able to put a wholesale deal together you have what it take to become a great investor in real estate. It is one of the simplest methods to do in real estate, but most importantly you are able to get out of your comfort zone and make connections with other investors.
Although it isn't the highest paying strategies all the time, it allows you to keep deals rolling across your desk so you can then pick and choose what deals you want to keep for yourself and hold them.
This is how the big boys do it.

Hi I am still workng on my 1st deal but I have great experience now in building a byers list & wrkng w/agents & making offers off of MLS prop's & great educ in taling to sellers too. Matt Larson says if you have at least 1 buyer on your list you are ready to go although they will dictate your prices so get at least 2 & yes ghost ads on clist is how I got 3 of my buyers here in san diego, i have 8 buyers on my list now and counting and am making offers. as far as having to be a broker I w/get legal advice but I believe it is legal everwhere you can assign any contract especially RE conracts thats w/banks do w/they sell peoples mortgages Im told. For sellers on w/to say there are forums that have that listed too IM sure keep looking and i hope i am being helpful and I am still working on my 1st deal! I am close and got several prop's under contract but couldnt puu the trigger for whatever reason but away we go.(sorry for the long response)

Try to find single house with 3 bedrooms 2 bathrooms has been on market for more than 90 days, has great price reduction in past months. and making sure it's about 20% under FMV. and do you comps carefully!!

I am a new comer here looking to make my first deal not sure where to start I would like to do my first no money down and profit from the property looking for a mentor to walk me through this and show me how it is done. I am nervous I have all the funds that are needed to get started just need to know the first step. I have always wanted to do real estate but then there was the what if I do this and fail or what if I lose all my money knowing there are deals with no money down.. Well here I am today with God on my side again doing what real estate, the funny thing is this I was up talking with a friend until 1 Am and Pastor Lindsey my cousin in texas posted Deans link now I knew right there that was a sign and I have to come back and try this, all I am asking for is some help with my first deal so I can know what it feels like to never ever want for anything stress or worry about my kids not having what they want.
