Im getting ready to do a sandwich lease. Can any one advise on the best ( easiest ) way avoid seasoning issues when the end buyer decides to excercise his option to purchase?

LOL Thomas do you know what seasoning is?? It doesn't expire....
Seasoning is basically the time frame required by some lenders between the purchase date and the resale date. 90 day seasoning means you have to wait 90 days before you can resll the property etc. etc.
Seasoning is not an issue to worry about when doing a sandwich L/O. Nothing is sold until the tenant/buyer exercises the option and purchases the property!
And yes seasoning DOES expire.

You should know in advance before doing a L/O deal if there are any seasoning issues with the sellers lender. If so, simply put your buyer on the contract with the seller and put a lien on the property for the amount owed to you.
So, seasoning should not be an issue with a L/O deal. If handled properly.
Most L/Os are simple double closings using transactional or your buyers funds to fund the closings when your tenant/buyer exercises the option..
L/O deals are a little more involved than people think and there is a bit of paperwork and filing stuff at the county involved. Also having a good title company or attorney and a good broker to work with is essential in my opinion.
