Any advice on Using DG 101 Bread and Butter Strategy?

I realize this might have already been adressed somewhere in this website, but I need to get advice quickly as I am about to hit the send button to my realtor about using this strategy, any advice on this will be of Great Use, thanks to anyone who is willing to help.

I would not tell my new realtor anything other than "you bring me a great deal and I will close. I have lots of resources, none of which is institutional financing. I have hard money, private money and my own money. I will look at each deal and let the deal determine my exit strategy. If you supply me with good investment properties we WILL close".

It is really not the realtors business what your strategy is. The more you tell them how you do not have money and you will be putting properties under contract and then running around trying to find a buyer, the less likely they will work with you. Can you blame them?

Present yourself as a professional. You must know how to evaluate the properties you get. What will it actually sell for. What and how much rehab/remodel is needed and what will that cost. Then you must know how to present the deal to your buyers from THEIR perspective.

Most of all, when you get a property under contract you must be able to PRODUCE AND CLOSE!! After you do this a few times you can tell your realtor whatever you want, they won't care because you have closed deals. Prove yourself before disclosing all the guru strategies that they have heard and wasted their time on with other neebee "investors" already

Thanks for that Michael, I always look to those with more experience very well put, that's why I hesitated hitting the send button. Lol wondering if anyone has had success with this instead of giving my realtor lots of homework with no proven tract record.

Actually my Realtor and I have a pretty good relationship, he knows some of my strategies and he too does a little investing himself . Thought he might appreciate some other strategies we can get motivated sellers calling us. Maybe the subject-to could be deleted from the letter that I have on what to ask your realtor for I think it's a very good strategy to find sellers.
