For those of you that have tenants, you'll need one of these...and a camera!

I like it. We have been using the back of the lease but this is much better. I have saved it to use today as a matter of fact for a walk thru. Thanks...Jan
I printed out a copy for my files...hopefully I won't need it any time soon, I have great tenants I hope they stay for 4 more years till I get the property paid for. But will definitely use it down the road for other properties.

Great form Mike, along with the check in form, I like to take pictures of the things they find wrong. I tell them to take care and be carefully particular. I also tell them that I will be just as careful and particular during the move out inspection. I like the side by side so that both of the inspections are visible. I have had others like Jan that were either written on the back or a 2nd page. Thanks to sharing. Make sure also, that you walk through the property with the tenants. I have had tenants in the past wanting to walk through on their own and get the inspection form to me later. Never allowed it but had a friend that did. Not a good idea. Good luck to all of you and happy cash flow!
WELL DONE GOOD INFO...

Keep in mind your state may have forms to use. Just Google it. I work in Vermont, and if I Google "Vermont rental housing checklist" it brings me to the proper form to use for the State.
Hope that helps too.

This is GREAT information! I will start using this form every time I check in and out tenants. For any landlords in the state of FL, here is our site:
