I found a great 2 family that is the classic ugly house in a great neighborhood. If I use an investor to purchase it and fix it up myself, how can I get the investors money back and keep the property as my own.

Is your crdt good enough to go to a bank and refi? How longer will the investor hold the private mortgage and what type of payback is he looking for? Have your plan laid out, there could be bumps in the road. Worse case scenario is the investor takes back the house if you can't get financed or he might extend repayment for you, but this will cost you more in interest. They might be holders. See if they'd be willing to keep the properties on a joint basis.
If they are, offer them 60-75% of the profits after expenses.
Sometimes when you're starting out, you gotta take scraps to get a full plate. If the investor sees you know how to make money, for yourself and more importantly, for them, they'll have no problem financing future deals and then letting the deals be a 50/50.

You are right, I am a little anxious. That is a great idea. Because I don't have good credit bank financing would be difficult at best. Unless there was another way to get financed on my own.
