Good morning DG family, I have a client that has just disclosed to me that she has a realtor. In her frequent talks with me she has made it clear that her realtor is not meeting her needs. I don't want to squeeze out her realtor and scare her away. How do I make my commision in a deal where I am doing all of the work?

What commission are speaking of? If you are Wholesaling your are buying the home, but selling YOUR right to buy to another via an assignment. You need to be careful in the language you chose. It is your profit or an assignment fee not commisssion.
If there is a Realtor you need to wait for the contract to expire or go through the Realtor otherwise you will burn bridges before you start ---not good! YOU CAN NOT REPRESENT anyone without a license. So make sure the seller gets you are buying then selling.

Ok! I understand, I just felt leary because we (buyer) have been corresponding for a couple of days. She just disclosed this info to me this morning. Being in sales for 10yrs it is frowned upon to "shark" someone out of thier deal. I would not anyone to do that to me. I understand from you now that I need not use the term commission until I have a realtors liscence. I definitely don't want to burn bridges because I would rather build relationships.
