i had two uncompleted deals done with no earnest money mentioned to the sellers. did do it wrong? i read in one of deans books that the lower the earnest money the better. see i got deal from the sellers without mentioning any earnest money, but i didn't connect to a buyer because i lacked marketing my ads, or not enough ads, or somthing. both of these deals i had the sellers in contact and i keep up with them with whats happening. No money down, contract signed, and all i had left was a buyer to connect.

having to use earnest money is an urban myth. It is not the earnest money that is the consideration of the transaction, it is the promise to pay. Real estate agents usually won't present an offer without one, but they are just sheep doing what their broker tells them to do. I have schooled many a real estate agent in the fine art of the truth.
