I am ready to jump in i feel it in my bones i just cant find any good deals if i did i would know exactly what to do with it i think! I just wish i had that opporunity i am in need of cash asap and i dont plan on doing rentals anytime soon so my question to anyone with an answer is what is the best way to wholesale in a down or buyers market?

Right off, I would recommend re-reading specific chapters of Dean's book, to find more focus on what to do.
I have the "Profit From Real Estate Right Now" book.
In Chapter 3, he discusses "marketing techniques", which make the Deals come to you. He even offers templates for just about everything you might need.
I believe there are links from many of the DG Forum Leaders, where you can go look up Tax Sales, or distressed properties.
But, the one thing you absolutely MUST DO, is get out there in the neighborhoods and see just how many Homes really are for sale. knock on a few doors, talk to who lives there and simply get curious. Be neighborly and these people will open up. Make up a few flyers and leave one with them. It may lay on the dining room table for days, but after awhile people will start to call.
Always remember Dean's 25:1 rule. If you find one deal out of 25 you look at - you are on target. It just takes an investment of your own personal effort. This stuff won't just happen. You have to kickstart it.
Re-read Dean's HOW TO's and ARTICLES weblink (at the left column).

I went to check your profile, not much there, you might want to fill it in a bit. If you want to birddog a property, do not give away the address for free! I copied the address into www.totalview.comrealestate.com which estimates its value at $143K. So this might be a decent deal. You have to look at actual comps (from a realtor, or www.trulia.com is pretty good) to confirm fmv. Then you have to know how much is the rehab. Then you can work the numbers. I'd also go to the county website and search the property. However, back to birddogging - do you have buyers? If you got this in an email, sounds like someone is broadly publicizing the deal - not too great for birddogging.

You can't find vacant homes in your are. Write down the address and take it to your local court house . Do a look up in the tax and land records it should tell you who owns the house and also the value. Once you gather the information go about trying to get to know the owners. Through letters ord by calling. When you do this then set up a time to look at the house. Ask if you can take pictures, this allows you time to see any damages of the home and a time to get rough estimates. Once you do this usually the home owners are out of town and want to get ride of the home really fast. This when the pictures comes in handy for price negotiations.
