I must admit, When I first started all this I didn't think I could actually do deals O down and with no money. Boy was I wrong. I have now used several different strategies O down. I had no choice but to do this when I first started And now I do them because I can. On my latest deal today that I closed is a new house for Julie and I. After it was all said and done i bought it with a sales and purchase agreement with owner financing. I gave 119.000 He owed 104.000 FMV is 154.000.I am making his payments for him, I owe him a little over 13k NO interest to be payed whenever I can or at closing if I decided to get the loan in my name in 2 to 3 years. I wanted to see if I could find a deal like this and get it done in 24 hours. This is a piece of property that I have never seen of had any contact with in anyway And I did it. So for all of you reading this Take action and fear will leave. I really don't no why but for some reason FEAR does not like Action. All you have to do is try it and see what happens.

This is one thing I learned from the EDGE. It will work anywhere. You just have to get past the fear part. Believe it or not , Everyone that I have talked to has had it. The important thing is what you do with it.

I've seemed to done great with building a buyers list by posting ads on over 20 free websites. What teqnique were you looking to get started with? I've started with wholesailing with all investment buyers then I'm going to expand to tenant buyers. And welcome to the dg.fam there so many resources it's amazing.

You might want to try this, Get you some little sticky notes and post them around your house That says Fear Has No Part In My Life. And beside them Post Action, and watch the fear leave as you start taking action. GOODLUCK.

Thanks for your inspiration Randy, I live in Ky. and have found and investor that even told me without me asking him where the meetings are held! And he has a property that he is willing to take out a second for the down payment, it is a rental and has had some damage done to it. He said he just wanted to unload it to cash out. Randy and I met at EDGE 2010 and let me tell you he is all what he talks about. We spent a lot of time together talking about deals and how to accomplish our goals. Since the EDGE we remain in constant contact and he is advising Jeremy and I on a flip deal we are working on with another DG member jbtoggs, who is a great great addition to our team here in upstate NY.

Its hard to say without knowing the whole deal. The key is how much does he want and how much is it worth and how much do you have to put into it. If I am putting money into a property I tell them. The only way I can make a win win is for you to carry the note if i am going to flip it. I explain to them that I am going to have money invested in the rehab and if i do walk away you have a house tht is redone. This is just a examapable of one way to do it.

I just wish we could get all these people that do have fear to realise we all do, And by taking action it does help it go away. I wish I could set here and say I had none at all, But as with the most of us that is not so. Thank you for commenting back. Asking price is 27,500 it isn't in a real bad neighborhood although the property next door is ran down. He said he is willing to go to a bank that he knows and do a note for the down. I would say it needs about 5000.00 to get it into shape. He said it would probably appraise at around 35,000. as it sits. I don't see that. But he did invite me to an investors meeting tomorrow night in Lexington, he is from Ireland and has been here for 5 years and is in the horse business as well as REI. He said he wanted 20% but we could discuss it further. I am just Leary about the condition of the house and even if it were fixed, I don't have much money nor credit anymore, IE bankruptcy. So I know conventional loan or a sub prime loan won't fly. If I were to lease option if he agreed, I don't know how to get rehab money because of my credit. Any ideas? Thank you again for your time, I know you are a busy man. Kevin
It's really hard for me to say much about this deal. But one thing I would like to add. i don't like what I am hearing you say. It sounds like the house you are looking at ia pretty ruined down. And if the one next to you is Bad
Remember people will not like you house if you do redo it with a bad one next door unless you price it real cheap. All deals are not a win win

I didn't get a chance to speak with you and Julie at the EDGE, but your comment on FEAR is right on. I realized I was an information junkie and learned so much with everything I read and heard. But unless I got over that FEAR, then all my learning was just swimming around in my head and not making me any money. I had to take the leap off the edge and take ACTION.
Since coming home from AZ I have viewed 6 properties and putting in 2 offers later today, and possibly 2 more tomorrow. Thanks for the post and best of luck with your beautiful new home!

Please oh please stop using these words to describe a very standard action. If your 'FEAR' can't motivate you to stop hesitating picking up a phone, then this is not the profession for you.

When your looking for that first deal, And if you don't have a strong construction back ground find one that doesn't have a lot of major repair until you get your feet wet. Each one will get easy. Even though I know what I am doing i stay away from anything major. It's just to time consuming.

Thank you so much for the words of wisdom. I guess being excited about finding and investor to call me instead of me calling him got me cranked up. If I can pick up the property cheap enough, I might do something. It just has things like rewiring the hot water heater, lights that were pulled from the ceiling and a couple of holes in the walls. The rest is general cleaning and painting. I just don't know what exactly to say to this guy about a lease option. Have you done a deal similar to this? I own my own cleaning co. and have time to put into cleaning and painting and general repair, but wiring and drywall aren't my specialties. When you do 0 down and option contracts, generally speaking, how many days do you ask for before making payments on the note? Or how have you worded it so they don't want money upfront? Do you have an example of a deal you have done this way recently for me to look at? I am meeting with him tonight at an investors meeting, and am going to try and pick his brain a little. There are a couple investment properties here in the area where I live in NE Tx for sale so I am thinking they are owned by a local investor or maybe one out of town. I am researching these to find what I can and see what the seller will go for as for selling price and such. I think I have found a good agent here locally that has worked with investors in the past and still works with them when he can. I told him straight out and honest that I am new to this and that I would make mistakes along the way and a few other things like I read on a post here on this site but cannot remember who wrote it to be exact but I used some of what was posted and this agent said he would be glad to work with me and was happy that I am trying to be honest in what I am doing and making it a win win situation for all parties and also knows how I am looking to buy properties by not using my own credit and very little and when possible 0 from my own money. I just love your posts here and will keep reading them to help me along the way as well.
