Offlineso as i posted last week i posted an ad on craigslist and had a guy email me about wanting to buy a house. so today i got ahold of another investment company in the area he was looking to buy and she has something that fits what hes looking for. so i got back to the guy and told him but i havent heard back yet. so if all goes well ill get my first assignment deal.

Sounds great! I wish you the best on that. Question......you called another investor group who have the properties and are looking to sell their property to your buyer? Are you locking up their property first then assigning it to your buyer or is this a bird-dog senario? Either way it will be a deal done! I was just curious. this will be a bird dog scenario. they were looking for a buyer and i found a buyer but he was looking for something in the area that the other company works in so im just bringing the two together. ill let you know how it works out i should know more tomorrow.

Good luck but try and find even more investors for this deal just in case it falls through don't lay all eggs in one basket

On this deal you're working on, are you going to get a flat fee of say $500 or $1500 for birddogging? or a percentage less than the 3% realtors fee? I'm curious how you're working that out.
I was thinking about this today; can you get a finder's fee from both parties? Because you found a property for the buyer, and a buyer for the seller.
