It's only an assignment/wholesale deal, but it's great money for a 19 year old college kid! I'm so excited right now it's insane! I can't say I owe it all to Dean, but wait, I do! Getting me started could have changed my future!
Details of my first deal:
Met with the seller to check out a rehab home on the Southeast side of the city. Before we went my partner and I checked how much it would be worth and what we thought we could offer. We decided the home is worth approximately $71,000. Give or take a bit. The home has some work to be done because it has slight fire damage from earlier this month when the renter forgot to open the screen in the fireplace. Next thing you know, fire! Well we met with the seller today and got the home under contract for $30,000 at noon today. By 3 P.M. we had an offer of $31,000, but we also got a call today that seems to want to offer 33k. We think we could possibly get more because of the equity; however, we may just want to take $3,000 away from the table and call it a successful first deal! Wow this is a great feeling! I can't wait to begin investing full time!

I think that's a great first deal. They always say the first one is the hardest. And I only wish I was 19 again, LOL. Congrats young guy and thanks for making me feel old at 29, JK. Put it on Craigslist and watch your phone ring like it did for my first deal. I would be happy with $3000(that was my first deal)but never settle for less if you can get more. Keep it up.

Way to do business. 3k is cool. Use some of that cash to boost your marketing and now you are way motivated to seek more deals and they will to you so go get em man. First deal in the books. On to the next one.
