A few pointers:
- Comps need to be similar sold properties within a 1/2 mile radius ideally, from the MLS (have realtor pull them). You can use Total View or Zillow for a very rough estimate, but the sold comps are required.
- Repairs: should come from a contractor as a written estimate, itemizing everything.
- Some wholesalers put all of these documents together with photos, into an executive package available as PDF or Word document.
- I've even seen some wholesalers post a Youtube video of the walk through of the house. Very professional.
