The arv of the house is $356,000 according to totalview.The repairs needed are maybe paint the front of house, organize the basement under $10,000.
Using the Standard ARV Calc $356K * 70% - $10k repairs = max offer price of $239k. How are you arriving at the $335k asking price?
A few pointers:
- Comps need to be similar sold properties within a 1/2 mile radius ideally, from the MLS (have realtor pull them). You can use Total View or Zillow for a very rough estimate, but the sold comps are required.
- Repairs: should come from a contractor as a written estimate, itemizing everything.
- Some wholesalers put all of these documents together with photos, into an executive package available as PDF or Word document.
- I've even seen some wholesalers post a Youtube video of the walk through of the house. Very professional.
