Help!!! I have a BUYER but I'm Just Getting STARTED!

I have been reading Dean's books and have been on and off the website since I got my first book from Dean in 2008!! So much have happened since then. A LOT has happened since then... I picked Dean's book up again and came back on the site a little over a month ago. Real Estate (Homes) is the ONLY true PASSION I ever had so here I am.
I'm asking for your help because my BIG MOUTH has opened and I was talking about how I am a REAL ESTATE INVESTOR (which I speak into existance...smile) and someone has taken me up on it!!! A BUYER! Someone I care about like a Son and before I knew it this pass Monday he had gone and gotten pre-approved for a loan and is looking for property and sending me links!!! I'm in Palm Beach Co. Fl, and Im shaking as I type but I know its TIME! For some reason I can't even think! I'm still in here somewhere (lol)and I have to do this. I have been looking for a deal for him, for a week. He is Pre-approved for 100k and "HE HAS FOUND" a house for 70k that is on some Military site or VA site?? Well I looked it up on Zillow and it isn't listed for sale on there it's listed as a RENTAL and it's been on Zillow for 130 days and houses in that area (on the same block)has sold for 100-129k I think I can get it just a little lower, if only low enough to get a fee for the work I have done this week... I PMed one person earlier today but haven't heard anything yet, maybe in the AM. You guys are so VERY HELPFUL on the FORUM and I Thank you for any help. Thank you...

Victoria, this is a great way to get started! In the future you should focus on cash buyers instead of people who need financing. It just makes the process easier and usually a lot faster with less work.

Thanks for replying and sharing the links I'm sure it will be very helpful. Cash buyers is what I'm focused on but as I said my (Son) went and got pre-approved THEN called me...lol so what can you do but find him a GREAT DEAL! ...smile.


you can do it don't let fear stop you

well you know he got pre approved for the loan thats the first thing you have to
get out of the way because in order to get him a great deal you well have to show proof of funds in some case to get the information release from the owner so they don't think you are wasting their time and then you can look at forms and docs at the student resources to help you and you can even ask a real estate attorney to help you fill them out and get the deal done.

get a title co. Agent on your team

Call a title company, and they can pull a report on that specific property that you want to find the info for... The report will have info such as owner name, address where tax bills are sent, any liens, etc.
If the house has been vacant for a while, even if it shows as a rental, you can contact the owner and ask if he/she wants to sell; you can find motivated sellers by calling for rent ads too.

You can also look for a rei club in your area, attend their meeting and ask other investrors if they have any properties for sale...
