Here is how doing right comes back to you....I have a rental unit (my old home) in lompoc,ca that I have had the same rents in for the past four years. They let me know that they are going to down size and buy a trailer in a local trailer park and that they would call to have a check on them. I told them that I wished they could stay but i understood and would tell them my thoughts when they called and would let them know what they told me as well. The park manager called me and I let him know that he would not find better people anywhere. While i had him on the phone i let him know what I do and ask him if I could help him solve any problems he has in the park (oh yea). He told me that it would help him out if I could buy the old units he has taken back for non payment. Today, I got a flier with four trailers for 3k each on them...No one other than me knows about them and I went and looked at them today....My offer of 8k for all four will be in his hands in the morning..I will make about 25k on these owner carry deals that I will blow out on CL...God i love this stuff..win-win-win-win and even one more win..That's a record for me in win's..lol

I have created the same relationship. I have a community owner that has over 30 homes vacant. I have been fixing them up as fast as I can. I just sold one of them yesterday and I agree, they are awesome seller financing deals.

If you can on your next ones, negotiate them for free. I have been taking over these homes for free just to get them sold and rented for him. He loves the new lot rents coming in, and I love the seller financing deals coming in to me.

It is way cool to see another investor that found the same style goldmine

What about the land where they're sitting?

if you buy a mobile home from an owner, do you have to pay rent to the park owner until you sell it? What about if you're carry the loan, do you include that cost in your monthly payment?

If the land is rented then yes you have to pay the rent until it is sold unless you work it out with the park ahead of time which i am doing now. I just worry about the trailer loan and they have to worry about the rest...NO GO GET SOME

Thanks for the kind words...I have just started working this end because i had to call this owner/manager back on one of my tenants who bought one of his units. He has told me that I will be his first call if ANYTHING comes up after these..

update on tin cans

Hi all
The park was scared to give me 4 trailers at one time because they searched my company's name(reiwealthacademy.com) and saw that it had been open for only a year. They wanted to make sure that I knew what I was getting into so they sold me the best one of the four for 2k. We worked our butts off both hoildays and we are about 90% done now. Trailers have fun stuff hinden in them when you open walls up or the floor. They have two by two construction as compared to 2 by 4 on homes. Steel frames that have to be drilled into instead of nailed and so on. It looks really nice right now. the kitchen is done other than paint and we will work on the bathroom drywall tonight so that we can finish up the inside. I will sell it with owner carry with 5-6k down and carry the other 6-7k at 8% for three years. Everyone wins here..Now go get some

The park is turning into a freaking gold mine. I have had so many people come to me from my suv adds while I am working on the trailer that I can't keep up with them all. I have seven possible deals from the manager as well and walk ups. We will be done with the unit in the next week and it will sell fast because of the owner carry with 5k down. I am glad I helped the people out that started all of this off. Always goes to show that doing the right thing will come back to you..NOW GO GET SOME
