Here is what you should do.
1. Get the property under contract yourself. 10 day inspection period. This is how you will learn.
2. Assign the contract to one of your cash buyers. When you actually have a property under contract is when you will meet REAL buyers and ad them to your list!
3. Take the contracts to your title company and walk away with a check at closing.

It seems as if I've heard those words before Michael?!!? LOL
Take it from me Beth; Michael's oh so right! I've recently learned the hard way. If you have it under contract, you are controlling the deal. Otherwise, you end up depending on/ waiting for someone else to take action....while you just get frustrated if they don't perform!
