OfflineI have focused on homes between 40 to 70k to flip and also to rent. In the last month I decided to look at even lower income properties. I had my agent look for properties between 10 and 20k that aren't in war zones and that are in the path of the progression of the city. We have found some great deals. I have two properties that I am closing on this week that I have under contract for 10,900 and 15k. They will rent for about 750 to 800. Both of these properties need just a good cleaning. One of them actually has a renter in it already which is planning on staying. I bought that one from an estate sale. I plan on picking up 20 to 30 of these properties in the next year. There are opportunities everywhere!!!

Did you do it with no money? I have been reading deans book it's great and soon as I am done I am going to try by the steps he lays out.
