I got a hit off one of my signs. A seller looking to sell his NY home. Lives in CT, near me. Listed with an agent, no luck selling. newly rehabbed. I dont' think there's much to do. The pics are confusing, some are awful looking, bad paint colors. some ok.

Anyway,the property 2-family or sf....um, both? LOL. It was a 2 fam and is still listed as such on the county records. But the owner told me he rehabbed it and took out kitchen and stuff in top floor apt. There is still 2 beds and full bath. Don't know if can be turned back to 2 fam? In good area, no flood. (?) I guess thats good there.
As for what to do? Not sure. Hoping to find someone who wants to hold or has retail buyers interested.

What was or is it listed at (obviously too high. it's not selling!)
What is the ARV? Less than what he is asking it would seem.
What remodeling is needed to INCREASE the value or can anything be done to bring a higher price.

Check with the owner to see if he applied for permits to revert the home back to a SFR, if not and it still is on county records as a 2-family, then you may be able to convert it back into a two family. If he did apply for permits to do the rehab and turn it back to a SF then it may be a while before it shows up on public records.
I live on Long Island, NY and I have been finding out that most often than not you have to have a permit to do any type of construction/rehab. I have seen many properties (both commercial and residential) where a stop work order was ordered because work was being performed without a permit.
