Finding Buyers again

Well, I am ready to do the 25 to 1 method again(more like 1 at a time) with a realtor if he still wants to try it. Its been a while I have not called him due to set-backs. Does anyone have any problems finding buyers? Being election year, I thought maybe the buyers won't be focus on real estate for a while. I just don't want to tell the seller that I couldnt find a buyer and lose an opportunity to make some cash by doing an assigning of contract. Should I just go ahead and do it anyway? By the way, its been 2 or 3 months,I had made a website for cash buyers to place thier info and criteria on it, I got no hits, no one. It looks like I have to pay the fee to the real estate club so I can go back in it.

Absolutely Go for It!

Certainly external conditions like elections can have an affect on things but I have found that investors are always - ALWAYS - looking to make money. As for having to tell your seller you couldn't put a deal together don't worry about it. I've had to say it from time to time and while it's not fun it is going to happen. You basically have three choices - you can do nothing and make nothing, you can try and possibly not find a buyer, or you can just do it find a buyer. Obviously, if you've done your due diligence and found a good deal you will find a buyer. So, as Dan said Go For It. Stop making excuses for everyone else. Let them make their own. lol.

Buyers List First!!

jools,

Build your Buyers list to a min of 5-10 buyers first before looking for properties and making offers. You're odds are much greater to get a deal done quickly if you put yourself in a position of strength by have a strong list of buyers and THEN look for properties. Regardless....don't stop now, GO FOR IT, MOVE FORWARD, KEEP GOING!
