8 reasons your home won't sell

This piece of information comes from Alan Mays, one of my colleagues from ActiveRain. His article lists these reasons as ones that stop a home from being sold:

1. Your property won't sell because your photos are "less than impressive". You need to make sure that you have taken the time to capture the spirit of your house in your photos. If your photos are not flattering, people will speed right by your ads.

2. Your property won't sell because it's overpriced. We live in a comparative society. If your house is $25,000 more than your neighbor's exact same house, there needs to be REAL reason why it's that much more. I see new investors do this all the time whereby they price the house simply to make a certain percentage. Bad idea.

3. Your property won't sell because it shows badly. Most people have the imagination of a flea. If your home is cluttered or painted gross colors or smells, etc.; people won't buy your home. They just can't imagine that bright purple wall painted beige. Period.

4. Your property won't sell because you're invisible. You need to be taking advantage of the internet. If you don't know how to do this, then learn. Exposure brings sales.

5. Your property won't sell because your listing is tired and stale on the market. If your home has been for sale for 3 months, it is time to refresh the product. New paint, staging, some plants, etc. can make the home look refreshed. A new realistic pricing strategy helps too.

6. Your property won't sell because your house won't appraise. In today's market, if it won't appraise at the price you are selling it for, lower your price until it will. This is a big no-no in this cut throat market.

7. Your property won't sell because it's unavailable to show. You need to have a method to be able to show your property when the potential buyer wants to see it. Customer service first.

8. Your property won't sell because you have the heat and power turned off. If people can't turn on and off lights, check the water from faucets, see the furnace or a/c working......it will work against you. Sorry about the extra cost of utilities, but if you can't pay them, choose another career.

good article... it is so true... some homeowners have sentimental attachments to their homes and therefore think that they are worth so much more than the FMV; and don't know the meaning of 'de-personalizing'; they think that the 'adorable' pictures of the kids and grandkids covering walls and tables are... priceless!!
