As a real estate coach I get students that come across great deals but they do not have buyers to get the deals to. Though this completely goes against what we teach, there is one way I and several students I have related this technique to that has got deals closed within a few days of their contract expiring.
I call it the "Hail Mary" approach, and if the deal is good enough it is like throwing the ball in the in-zone and having Randy Moss and Jerry Rice with a 10 step lead waiving their arms at you. Essentially you just print a one page flyer complete with pictures and comparables on both sides along with your contact information and hand it out to cash buyers at the REO auctions....simple as that!
If your deal is better than they would have gotten at the auction, chances are you will have several cash buyers that can close quickly calling you before you reach the courthouse steps:)
Not to mention it is a great way to add to your cash buyers list with real cash buyers ready willing and able to buy now!
