Addressing to cash buyers of a corp.

Addressing to cash buyers of a corp.

I'm sending out letters to cash buyers of my county's tax auction and had a question.
One of the cash buyers was a corporation. On the state secretary's site, under their inc. name their address is referred to an attorney's address (send all correspondence to...). I've found the residential address that this company is based at. Should I send to the residential address or the attorney's address?

Question 2: If I can't find the buyer's actual name, does addressing the letter as: "Dear Principal," make sense?

Thanks in advance!

I can't answer your first question, but to the second: Dear property owner.

That is very frustrating to me. In all the parish records for apartment complexes, out of like 40 results, only five files have the owners name, all the others say name unavailable! Very frustrating, because I am told, that if you don't have the owner's name on your mailing pieces, you get a poorer response.
Good luck to you!

Secretary of State?

I don't know what "parish records" are but have you tried looking up the business name on the Secretary's of State website? Sometimes you get an address that you can look up in whitepages.
Have you tried looking up your county's GIS maps? Some counties have all the info in there.
Regarding the owner's name on the mailing address I was doing c/o "Mr. Doe" if a company was involved.

Send to both addresses

and you can address to the owner either

'Principal' or 'Property Owner'

Neither is wrong and neither is a better title to address

Good luck

In Louisiana a county is called a parish. County public records, parish public records, its the same thing.
I haven't thought of that, I'll try your tips.
Thanks!

Mark

why don't you just address it to "Dear Sir or Madam"; property owner sounds too impersonal to me...

Wishing you success,
Valerie

I agree that property owner sounds impersonal. As far as "Dear Sir or Madam", I have found that some addresses have multiple people listed there, of which ones that are involved with the business I do not know.
So I think I'll stick with "Dear Principal" as that implies the person in charge of the money for the business.

Thanks Valerie!

I have thought of that, but how do you know whether the owner is a madam or sir?

Send to both contacts

I would send your letter to both contacts in hopes to get a response from one or the other...or even both! It's a numbers game and we are wanting a response. Who knows, the attorney may possibly be an investor as well! Smiling

good luck!

Karen

If it's a company address

If it's a company address why not just stop by?

why not?

Stopping by is a good idea if possible. It works and it's nice to meet people directly

stopping by

The main reason why I can't/don't stop by is that I don't drive due to my vision. If it was down the street I'd probably walk to it, but this particular address is about 20 minutes by car.

I did end up sending a letter to both addresses.

Now I'm working on the buyers that spent $5000-$9999. It's easier to do things when you break it down into smaller chunks.

Thanks everybody for your thoughts & comments, much appreciated!
