If someone can direct me in the right direction it would be GREATLY appreciated.
Here's the issue. I've developed my Power Team for the most part. I've even asked for the list of Cash Buyers within the past 90 days...
And what I got was a list of 4-5 houses that were sold in cash. (I know everyone can expect different results but I thought it would be a lot more than that) but hey...
I went online searched for the owners of the house(s) using free search features on city/town records for taxes etc... but here is the problem.
On 4 of the 5 houses, the records are NOT up to date. They are showing old date of last sales on the searches. So I'm guessing that the information is old?
Anyone know how I can get the most up to date info on these sales.
Also, having my Realtor run a list of cash sales, is she going to be giving me a list of Cash Buyers that HER company has sold as cash, or are these list (because they are from the MLS) are they from ALL sales? She is the president of the local REI club as well so everyone is saying that this is the person to be talking and working with.... I would think she knows what I want. Plus I was very clear.
I've even run a great ghost ad, and it brought it about 4-5 calls, but that was about it. Got two possible buyers and one who isn't motivated to buy but is "looking"
I need to do something about finding some buyers... I'm thinking of calling another couple Realtors to see if they give me a larger list of cash buyers... my area isn't small. It's a city of about 100,000 people.
Getting frustrated as you can imagine, I'm getting ready to use Bandit signs as well but they haven't come in yet... but figuring that each method would bring in "some" buyers... I'm disappointed.

I can somewhat agree with you. I went to the courthouse and found out the office I needed was back through town and down a side street. I stopped in there and asked about properties and got one name but no current addresses for the owner. I still don't know if it is for sale, foreclosed, auctioned off, or an REO. When I went to THE office they said I needed the lot description (and how am I suppose to get that?) then I can come back and look up the current tax bill. I have no idea what I'm doing. I have called RE agents and a few have returned my calls but have not sent me anything. I have a re agent that keeps sending me the same MLS list for four or five months but no comps to go with it. I am so confused I don't know which way to turn. I guess all I can do is start with Dean's new book and see where that goes. Keep trying everyone and let me know about your first deal. I KNOW YOU (and me) CAN DO IT.

Mike - Another way to find the owners of your "cash properties sold" list is to go to the "Tax Assessors" office. You can google, check at the county office and even pay a title company for the information but going straight to the Tax Assessors office will save you a lot of time and running around. They know who is responsible for paying the taxes and this is public information.
Some other ideas to help you find buyers:
- **** - is a real estate lead based website and is free
- foreclosure auctions - investors/cash buyers are at these auctions bidding on properties. You can find the auctions by calling your county courthouse, in the newspaper under "legal notices"
- meetup.com: do a search for real estate groups in your area. This site will bring up real estate investment clubs and networking groups
- post ads
- call on ads: "We buy houses", "Cash for houses", "I buy houses"
- join RE groups on facebook
- follow other investors on Twitter
- call Landlords: "For Rent" ads/signs, landlords are buyers and sellers
These are just a few ideas. They all work but they don't all work at the same time. Work 2 or 3 at a time. One thing you should NOT do....post 1 ad and wait for a phone call. Networking and connecting with investors is the key and heart of your business. Buyers = Money
