Our Disclaimer

I have found there are so many new investors from around the country that are attempting to become part of the "assignment" community that I now have to issue an overall disclaimer to make sure they understand the perils of real estate investing. It reads:

Disclaimer: We are Real Estate Investors with the intent to make a profit. We are not Real Estate Agents, Brokers, or Attorneys. Though the information we are providing is believed to be accurate and/or it is as represented by others; all information should be independently verified. If the properties are in our assignment portfolio, these properties are usually current REOs, short sales, foreclosures, tax sales or abandoned properties. Adverse situations and property conditions often do exist and should be expected including, but not limited to, past due taxes, liens, pending or completed condemnation orders, code violations, encroachment issues, fire or flood damage, safety issues, etc. Properties are sold "As-Is" (Buyer Beware) generally through Quit Claim deeds, although warranty deeds are sometimes available. Seller makes no final analysis as the period of our control may be limited. Buyer is absolutely and solely responsible for their own due diligence and verification before purchasing or offering to purchase properties. Information from Zillow, Google and other such services cannot and should not be solely relied upon to buy a property. If you do not know what you are buying, please do not make an offer.

It's a tough world out there and we are finding the need for more and more adverse disclaimers to potential buyers and sellers. FYI.
