I told my agent i have a home under contract and if she brings a buyer i will let her act as buyer and seller agent.she asked how does this work and asked me to explain.is there an exact procedure for this can you guys walk me through.i believe she has a buyer.

It seems like you will be the seller paying the agent a commission. Where I am in PA , a 3% of the sale price is good. She will get her commission twice, from the original seller (whatever commission agreed upon) and from you - the new seller.
The agent would be paid at closing (the check is usualy issued by the closing company).
will not have to split the comission with another agent,thus get the 6%

she asked me to spell it out to her like she was five.I have an assign ment contract and she will still take a commisios from the original seller and from me.pretty sure i told the seller she would pay no percentag out of her end i would take care out of mine and could you tell me exactly how to explain to my agent she has worked very hard for me but doesnt quite get how she gets double comm.thanks
