You think you have a buyers list built, the ones you have say send them what you have when you get some good deals. When you send them the ones you have as you get them just for them not to contact you back any more. When you ask sellers about the properties they have just for them not to give you any answers after you ask about each property they are selling. You call many Real Estate agents just to have them tell you they will call you back the next day when they have time or checked on what they have just for them not to call back. Return the call yourself just to hear them say they are on the other line and will call back when they are done. What do you get no response either. People are wanting to sell or have to sell and you get treated like this what do you do or think? Is it a waste of time? Do the people really want to sell? Or do they just not take any one serious? Am I doing something wrong or what?

Alot of times, most sound like they read their questions right out of a book, and that alone sends up red flags as a time waster and wannabe investor.
Also, for some reason a bunch of times people want to come off as if they're doing you a favor, being smug and arrogant instead of just sounding competent.
A good agent or investor can smell a newbie a mile away, and sometimes to appear not green, you give it away in the first sentence.
Perhaps you should practice in the mirror or with someone to have them critique your initial conversation, because thats the one that gets you in the door.

that is my cahallenge, also. I have 5 houses and I'm putting lease option signs at all of them. I'm following Greg Murphy's advice. Tenant buyers wanted, low down payment, credit help available.
maybe people in that area don't know what a lease option is so won't bother calling
Most of the signs and postings available are meant to be adjusted to your area, not particularly word for word.
Simply put 'Homes for Sale' or 'Buy by Renting' signs up and when they call mention that as an option, but very clear in your presentation. You might also get an investor calling so be sure of what you're saying so you don't risk a potential buyer

When you sent the deals to the investors did you have a non-circumvent agreement? This would keep them from pursuing the deals without you. Also it might be better to work with investors that are more attentive to responding in a timely manner. Just because they’re an investor doesn’t mean they’re professional. It’s also important to make sure you present yourself in a professional manner so you can be taken seriously. Don’t get discourage, learn from any mistakes and look for opportunities to improve
Reached one of the agents I have been trying to talk to with the past week. Got the property information from him and such and found out he has two short sale properties he is selling. Price range is from 500,000 to 3,5 million, yes it is a lot too but these deals will be paid as bird dog deals for an investor I am working with. Contacted him yesterday and sent the information needed by email and he will keep me posted as it progresses to closing. Have another agent with the same Real Estate company that has a short sale on her books too, this place handles mostly high dollar homes which is what this investor wants. So lets see if he is serious about what he says he can do so until then no names will be mentioned right now. Thanks Elix for the great advice it is greatly appreciated and always enjoy reading you post and hopefully we can still get some deals going too as I am still working on those and sent you one via email recently too. As for the other comments and such made too thanks a million. No I am not gonna give up that quick I still have a lot of calls to make first. I have two agents on my list I deal with that like the professional way I do things and have thanked me for this so to them I am doing something right so just have to work on how to deal with the others as well. Got a call from a real estate lawyer in Ga pertaining to assignment contracts and they can help me with this part when needed and they are wanting to work with me on this because I have come across several properties in the greater Atlanta area for a good price.

I am currently getting my buyers list up I am putting them in OpenOffice to look up along with what they are looking for.
I am looking for properties mostly to wholesale to an investor I have and as my exit strategy they will be used as a rental property. My buyer has special interest in the type of property and price range he is wanting to spend and such.
