I am trying to find investors who are responsive to accepting assignment properties. I have sent post cards, letters, emails and made phone calls. I have only been able to acquire one investor who has told me they are very aggresive. For some reason, I am having a very difficult time finding investors in my area who will accept assignments or who want to give out what type of properties they are interested in. I would like to have those of you who are experienced investors provide me with the type of properties you are looking for so I may be able to find those properties and assign them over to you. If the members of this investing center are as helpful as the reputation has people to believe, then I need those of you who can to step up to the plate and help out a fellow investor get started.

There are....

many articles already here to help you know how to find those investors....REI clubs, searching Craigslist as well as ads anywhere that indicate someone is an investor.
People here ARE very helpful but, at the same time, do a little research in order to help yourself with the WEALTH OF KNOWLEDGE that is available to you - already - on this site.
It's there, believe me....

Mike, I have already tried the things you suggested. I've answered ads in the paper that have anything to do with people buying home in any condition, cash paid for homes, helping people out of foreclosure, ect. I have a very hard time navigating this website. I wrote an post similar to the one you answered but couldn't find it. Bottom line is after months of searching for investors to assign properties to, I would have thought I would have more than one, who is very aggresive.

For Rent Ads

Sheila, I don't know what I would say to these people who are looking for renter? With my current position, I can in no way purchase and keep a property. My only course of action at this time is to assign properties to someone else. If I can't find anyone to do this then my investing career will be over for now. The area I live in is not that big and I'm amazed at how difficult it is to find investors in this area. Like I've mentioned, I've sent letters, emails, made phone calls. I'm not sure what's left other than trying to find investors out of the area. Which is what I'm trying to do on this site.

Not sure what area you live in and I'm sure some areas are a lot different. In my area of phx, AZ I posted an ad on CL stating. ***Investors Needed single family homes*** In the ad I wrote I currently have 4 killer deals, singly family homes under contract well below FMV in great condition and looking for investors for a fast close. please contact me for more info. Within about a week and a half I had 9 people contact me and currently have 4 people that gave me their info and what there looking for. Although I DID NOT have any properties under contract at the time, I simply said to them "sorry I just assigned the deals but if you'd like to leave me your info and what your looking for I can get back to you when I find more." and simply state I have a very systematic approach to finding and locking up killer deals on a regular basis. Maybe something like that will help. I'm going to try looking in the paper for "we buy houses" ads and contact a few people that way and see what kind of results I get.

I know this kind of goes against the grain here but if you find a truly KILLER deal, the buyers will come to you. I assume you are using wholesale assignments as your strategy to start off your RE career. Here is the deal. If you can get an assignable contract on a property that is 65% of ACTUAL ARV after rehab costs, in a decent area, the buyers will come to you when you market the property. The hardest part of the wholesale assignment strategy is finding an actual DEAL. Now this may be true just in my area but I have a feeling it is the nature of the beast. I do this actively and know 6 or 7 of the top wholesalers in my area and they will tell you the same thing. It is easier to find the buyer of a KILLER deal than it is to find the KILLER deal. Does this make sense? Also, what good does it do you to have a 1000 buyers and no deal? You must, without question have a buyers list and you will build it quickly when you can provide the deals.
If you are looking for investors on this site, provide the deal and you will find them. (sounds repetitive doesn't it?)

My opinion is you also learn 50 times more about the RE business acquiring properties that you do building a buyers list!
