Hey Everyone,
I wanted to get more feedback on this, because I've heard different opinions. If you send a letter to an owner of a property, how many times should you try to contact them? I've heard 6 times because you have to kind of "tug their arm" and I've heard 1 time, because if they don't get back to you don't waste your time. If the former, I'll be declaring bankruptcy within two months just from the postage! Any thoughts are appreciated!

I am going to say: "As Many Times As It Takes"! Especially if it is a very desireable property. And, if you did any formulas or calculations for cash flow or ROI (Return on Investment) and it proves to be a large hefty winner. Then why wouldn't you want to continue contact until something materializes? Look into additional owners, heirs, inheritants etc as well.

I see what you mean if it's one great property, but I'm just talking about a general campaign. I don't have much money to put toward mail marketing (aka zero), and I'm trying to gauge my efforts and expenditures.

by the secnd time there should no reason why they don't contact you if they are interested.
RE is not the most courteous and tactful business where you would expect people to call back to even say "no sorry we're not interested" or "sorry the house is sold/off the market"

We have sent letters up to 8 times (not a bunch of them 8 times), accidently not realizing that some of the same people were showing up on 2 different lists. We have had the most response from the 1st and 2nd letters. I believe there is a timing issue in this too depending on the sellers circumstances and what they are trying to do - timing is everything.

Thank you both! That's what I figured: like Dean says, there are plenty of good deals out there. No sense in wasting your time, money, or stamps trying to make a deal work.

I just wanted to second what Elix said. Two is plenty, Sometimes people will take and stick your number on their refrigerator, And it might take them a few weeks to get the courage to call.

Marketing is something you have to do consistently. Actually a successful investor is a good marketer first! Send a letter every two weeks but don't send the same letter. After the third letter just send a follow up letter letting them know that you're thinking about them and hope they resolved their situation. My second deal came a month after my initial contact, so no deal is dead in the water unless the numbers didn't work. Hope this helps you!
