Marketing to home owners that aren't officially sellers, could potentially allow you to make large profit gains because you'll be the ONLY one offering to buy their property. I always hand write my letters because it's more personal and I get better responses with hand written letters over typed letters, but it's just easier for me to type it on here so others can see what I use. I encourage others to use it and make changes to it if you'd like should you decide to try it, and see if it works for you in your market.

I'm surprised at how fast my town's database updates! Two weeks ago I printed off a property report of a house that was listed previously and now is vacant. I sent the owner the above letter and three hours ago I pulled up here property information only to find that it is now:
the "Estate of ( Owner's name )
With the same address.
This tells me that the lady has past and that it's now an estate property. I will have to send out another letter now stating that I just found this out and that I'm sorry for the lose which I truly am and that if they do decide to sell the house they can always contact me. I'll just leave the offer on the table here because there is no need to pry into personal lives during a time of grieving in my opinion.

This is very helpful. I thought that trying to do preforeclosures was too time consuming and I would have to go through a lot of red tape. I have no problem doing the work, if it is the right situation. Also where do get your preforeclosures sources at? I am not that familiar with these sites, even though I see them sometimes.
