Hey everyone, having trouble finding buyers? I found a great way. Go to "Google" and type in "Houses for Cash" "I buy Houses" or any variation of that. If you have a property under contract, type in all the info for that property and then there will be an area for your contact information. Click submit and the calls will start coming in.
I have a house where I did that on. Literally TWO MINUTES after I hit "submit" I started getting the phone calls from Cash Investors. I'm still getting calls 2 weeks after I submitted my property. I have over 30 buyers on my list, not including those from my REIA group. Try it, it works!! You wont learn this from the Academy.

I posted some ads on craigslist before and had some of these people contact me before about wanting to buy a house from me but did not have a contract on any yet and was wondering about them. I have a list of REO properties I recently acquired from an agent I know so when I get one of these properties will see what I will get for it with some of these people. Thanks for the info DJ.

Not to be a Debbie Downer on this method, and it is a good method, but do understand out of 20 'buyers' be lucky if you find 4 that have actual cash.
A very large majority of 'investors' on CL are in the same position you are so be careful in providing info on homes you don't have control over; ask them to provide a POF letter from a bank and a bank statement. That weeds out the ones you don't need to deal with
Its true that some buyers dont have the cash. In some cases I have met other wholesalers who have buyers. Its still good to network with them and work out a deal where you can split the wholesaling fee with them. I'm working on a deal where a seller has a ski lodge and is paying anyone who brings him a buyer a 50K finders fee. So I found another wholesaler who has a buyer that wants the ski lodge. We have an agreement that we'll split the 50k and take $25k for each of us. A case like this, I have no problem sharing the money because the payout is way more than the average wholesale deal. You never know who you're going to meet. Here are some websites to check out.

This is a great discussion. I know many of the websites are people with no cash (like some of us) but it does seem worth testing/trying them with a property you already control. I'll be checking them out. Thanks.
I think it's a great idea. I also like the networking with other wholesalers. You bring the deal, they bring the buyer. How I am old school is that I believe in finding cash buyers through real estate clubs. I get to meet them face to face and feel them out.
One way to find cash buyers is through networking with real estate attorneys. Now, an Attorney cannot make a fee in his or her duties as an Attorney above and beyond what they normally get in law fees. What I mean is that they cannot ethically introduce you to someone in a meeting at their law office and if a deal happens, recieve additional fees or profits.
They can however, introduce you to a wealthy client outside the office, say over dinner. They come in as a joint venture partner. You find the deal, they introduce you to a money source and they get a piece of the pie. They did not do something unethical, they did not render legal services. They did bring money to the table so to speak.
I wasn't knocking your method. It seemed like you were looking for straight cash buyers and no middle men.
Get that money any way you can

How was the experience(s) and process going this way? Any advise for those of us who are going to give it a shot?

These websites came to my attention last week Doobie. I currently have 2 offers in the works right now. one is a short sale and the other is a regular sale. Its a physically distressed property, Comps at $350-400K. My offer - $250K. 3bd 1.5 bath. I got a tip on another thread for a POF and submitted that and so far my realtor feels like we have a strong position on the offer. I am going to flip the contract to a rehabber from my REIA club, but I'm still going to submit this to the websites to generate more buyers.

So to make sure i understand you, you havnt closed on a sale yet using one of those sites? But have gotten lots of responses from the houses you have filled in the information for (on those websites)? Do you know if the person you got the tip from has closed through one of the sites? Im going to give it a try but its always nice to get to speak with someone who has gone through the process already first hand. They can be a great resource and sometimes give just a few quick tips they learned to make the experiences more smooth.

No I havent closed on a deal yet, but I have 2 in the works as of right now. I have a lot more confidence now in making offers knowing I have buyers I can call or email. The guy who showed me these sites has built his buyers list with this method and has closed several deals with these buyers. Find the buyers and you'll have no problem making offers knowing you can call up to 30 people who can close and earn you your wholesaling fee. Just DO IT!!!

You can assign REO's in California. I learned a trick from another investor that there is an addendum you can fill out before you close. You make the offer in your name, then you inform the Realtor or Bank that you are going to assign the property to an LLC at the close of escrow. You dont have to tell them the specific name until you are ready to close. Because once you really get going in Real Estate, you may have an LLC for every city you invest in. I know investors who do business that way. So even if its not your own LLC, as long as an LLC closes just make sure you work out your wholesaling fee with the person you assign it to. DO NOT, DO NOT make offers on REO's with "and/or assigns" after your name in California. Realtors and Banks reject those IMMEDIATELY!! I have even heard they are rejecting offers from LLC's so use your name instead.

I only give a RE agent a proof of funds on a property I am going to make an offer on. If you do it that way, you'll always have an up to date POF when you submit your cash offers. Check this website that was given to me by another poster on this thread. You'll have a POF within a minute..no joke!!

I've just got through reading the book. I found a place I'm interested In, but have no buyers. My question is how do I go about making an offer with no financial backing as of yet, and what can I do to create my sellers/buyers list. Truely need help and direction.
