I literally have to close my eyes!!
Oh, my. I had to post this for all those just starting or still struggling to find deals. It may seem hard right now, but let me tell you, as you go forward in your REI career and keep pressing on, growing day by day, you will be forming a network that will become so strong you will literally have to close your eyes, plug your ears, turn your phone off, and stay inside your house to keep from having deals come to you. I am not kidding.
The more you get out there, the more opportunities you come across. The more opportunities, the more great deals you create. The more great deals you create, the more in demand you will be. It just snowballs. I now get calls every day from bird-dogs who have found props, from agents wondering if I have something for their pre-approved buyer, from investors wanting to get rid of their properties or wanting to buy MORE, from tenant/buyers seeing if I have anything for them yet, from banks that have REOs coming in, from PMLs wondering if there are any deals they can help with, the list goes on!!! It's almost mind-boggling! (In a GOOD way of course!)
So just know that the hard part is short-lived if you give it your all. You will only have to search for awhile. Over time, deals will find YOU if you follow the techniques Dean teaches and make yourself learn, grow, and take action every day.

What Rina said is so true, My first six months back in tn I could not close a deal. I mean i was doing this full time and starving to death. But in the last 7 months have done 18 deals, and got 3 calls this week from people I talk to over a year ago an had done forgotten about. It really amazes me how this works if you keep putting one foot in front of the other.

I'm just getting started here after ALOT of procrastination. I haven't had much luck with building a buyers list, but still at it. I'm glad I can come to this site and spend my time in a positive atmosphere, or I'd have quit. I'm going to a foreclosure auction Tuesday to see if I can pick up on a couple of buyers there. Any advice?

Yes, go early and talk to everyone there (depending on how big it is. lol) and then keep track of who bids on what properties. (You will get an idea of what they're looking for even from that (including how much they are wiling to pay for a property, and, even more subtle, how much they have to work with.)
Find out if the bidders are buyers themselves or there bidding for others. Get their business cards. If they are cash buyers, ask if they would like an extra person looking for great deals for them. If yes, jot down what they are looking for on the back of their card. If they are another wholesaler, tell them you may have buyers that would be interested in the properties they find.
ALLLLL networking is beneficial.

Oh, and keep track of the props that go back to the bank. You can get the contact info (and other info) from the reps that are there. Some could be great short-sale prospects, or just outright REO purchases.
Or even just a way to get in with the asset managers of those institutions.
Always be listening and learning. It's one of the funnest parts of REI to me.

I would like to believe what you are saying, but I can't even find one wholesaler or bird-dog from this forum who is looking for a buyer in the Los Angeles area!
Numerous time I have ask if there is anyone who would like to network with me, but nothing solid yet.
I'm a cash buyer and will close quickly. It's astonishing that no one has taken up the opportunity.
Please explain this to me. Can you find someone in Los Angeles county who is looking for a serious buyer? I'm ready to buy today.
One thing I would suggest is filling in a little more about yourself on your profile. The DG site is a goldmine for finding investors to work with, but one thing I have to say is we build those relationships so much on trust, from getting to know each other here. I think when your profile is blank, it makes people a little hesitant. If it makes you feel a little uneasy doing that, just look at it this way. if you have a website to network through, or any other place online, your info is out there anyway. What better place to put it out there than in the middle of "family"?
Just a thought.
I do have some other SoCal investors I could connect you with. Give me a little info for them and I'll pass it on. If I wasn't so far away, I'd love to meet you myself and brainstorm a little.

It's not so much of trust, but rather a lack of wholesalers in this area. I can't get one wholesaler who has any property locked up on contract.
Trust and networking can be build over time, but first I need to talk to someone who is actually looking to assign. I'm beginning to believe that wholesaling and bird dogging in So Cal is not doable. Otherwise, I would have received some interest.
In fact, I have not received a single seller response to many months of craigslist ads. Good thing it's free, otherwise I would have invested a fortune by now.

Is it very important to invest in the area you mentioned? Or are you willing to buy outside of the LA area?

fill in some info and I will connect you to a person I think can help get you some preoprties out there.

Rina, Randy48, and everyone else who posts. Thanks again for the stories and information. It is very reassuring to hear how great things will become if you just put in the effort. There is nowhere to go but up when you are starting at rock bottom. What's to lose? Only what you don't ask for, react to, or time. What's to gain? Everything that is more than what you have right now. Good luck to everyone on your deals. To SoCalREI I am new to REI and the DG family but I will say that everyone I have had communication with or read about on this site will only steer you the right way. If you are just looking for someone to assign a deal with, and are not worrying about moving into your investment, but more for just strictly a deal then why worry about where the location is? I know the deals going on all over the country and REI would love to talk to you. If you are looking just for profit then ask for deals all over. I am sure anyone can find you some fantastic investments. I maybe new but I will say send me a PM with what you are looking for and I will go and find you what you want myself. I will never pass up someone who wants to buy cash. Thanks again everyone.

LA county is diverse and big enough of an area to work within its boundaries. But like I said, it just seems that all the wholesalers and bird-dogs are dry when it comes to assigning. I've contacted every wholesaler in the area that is listed on craigslist and not a single one had anything in their inventory.
It's amazing but true. I don't want to believe that it's the end, but I'm not very optimistic either. I'd like at least one wholesaler to tell me otherwise.

Thanks for the advise Rina...and everyone else on this site. I have been spending a lot of time lately on this site and it sure does help keep a person motivated. All you on this sight are great inspirations. I am not going to stop this time. I'm working on a buyers list and business cards and I joined the Success Academy last week. Thank you for a great post. I love hearing about all the phone calls and opportunities, deals, etc. that come to you now. It reminds me of that saying that goes something like what you focus on you become. Rina, You are so right on target when you say the deals find you. I have buyers emailing me, homeowners calling me, wholesalers calling me, bird dogs sending me properties it is overwhelming but Soooo Awesome. I NEED ANOTHER ASSISTANT...LOL!
I have 15 Short Sales that my team is negotiating and 8 Short Sales that I still have to collect the paper work from. I have 4 closings coming up in the next 3 weeks and I just closed on 3 properties in Feb.
I too must say that for all of you just starting out just keep trying and don't give up. It is hard at first to get the machine cranking but once it is started up whhhheeeee!!!! It just keeps coming!

Then I must say good for you and all the rest. But I would suggest for you to stay away from LA. There is no one out here doing anything close to what you describe. It just is not possible, and that's not coming only from me.
First off, there is no such thing as 30-50K properties here. Second, no one is in a hurry to sell. There are actually more buyers now than sellers. All indicators show that there is a low inventory of houses on the market. There is so much foreign investment money, that no one seller is desperate. Money is pouring in from foreign sources to buy property. Only underwater properties are going into foreclosure. Any property with minimum equity is good to sell.
I conclude that the so-called buyer's market does not, and never has, existed in this market. Please prove me wrong.

If the market is turning down there in my birth place (Born in Riverside, lived in Huntington Beach, Orange, and up) then refer back to Be a Real Estate Millionaire. As Dean talks about all the time if the market changes so must your strategy, but there is NO bad market. Have you tried going and looking for "wholesellers" or anyone other than here or on Craigs List? REI clubs and such? Maybe they would be able to help you, but if you are serious as you have stated numerous times then put a challenge out there for everyone. "Wholeseller needed in SoCal!" Put a bonus for someone or something. At least tell us what kind of property you want. Because I can look up nothing all day long, or I, and a ton of people here who are well more than "Over Qualified" to do what you want. YOU have to tell us though. As everyone said here, i.e Rina and Lea, you get what you put in and out there. You have given us no information so no one can find you anything more than that. Just a thought. If you are serious, then tell us, seriously. That simple. Good luck.
