Whats the best way to find buyers.......

Im talking about actual cash buyers, not people who know buyers and end up being just like you. ive done craigslist and and place ads everywhere, called the we buy houses ads, and most of the time im talking to people who KNOW buyers. whats does the best way to reach actual buyers?

Put out signs!!!

Hi I'm new to this but I was told by an investor who has been doing this for many years that he has been most successful by putting out signs. He says even if you don't have a property under contract put up signs that say you have a 3 bedroom 2 bath wholesale property for cash buyers, you will get a lot of calls. Granted he said not all will be serious cash buyers but eventually the right investor will contact you. And since you don't have a property at the time of contact you just tell them the property has been sold but then ask them what kind of property are they looking for. Now you have a potential buyer and with a little pre-qualifying you now know exactly what kind of property they are willing to purchase. I hope this is helpful I plan to try the same strategy myself. That's a very good question. What I did, since i'm a newbie I made friends with Seasoned Investors (wholesalers) here in my State and tried to make a deal with them if they can connect me to their list of buyers if ever I have a property to sell and we split 50/50. That way, they can also act as your mentor. I'm not sure what you mean by Actual Buyers because end users are also actual buyers (first time home buyers as well), but I would would guess that you're refering to investor buyer or Wholesale buyers. You can connect to those who do Rehabs if you're considering Wholesaling or Assignment. tal1010 also have an excellent strategy and I will be happy to apply that in my state as well. LA

People who own rental property are investors and active buyers!!

I was also told by a very savvy investor that when your out surveying property to always look for people who are renting out their own properties. These guys are investors!! "Why didn't I think of this before", I said. These investors are already in the game and are probably looking for that next great deal. It could be as easy as calling their number and saying you have some investment properties for sale and would like to send them a list to look at in their spare time. If you have a awesome deal most likely they are going to want to negotiate. This technique actually cuts down on people who are just trying to get there feet wet and brings out the true investor. Investors who already own property are quick to pounce on the next great deal.

what i mean as a buyer is somebody who plans to buy the house himself to do whatever he wants it, flipping, holding, living in it or whatever it is, as opposed to some1 who represents themselves as "buyers" when theyre really wholesalers. every1 else understood the question.


Where to find CASH BUYERS???

Attend real estate auctions! Most people buying homes at auction are cash buyers or at least have access to cash. Attending a real estate auction is free and only requires the courage to strike up a conversation with one of the bidders to find out what they do. If they purchase outside of auction, they may be a great investor to add to your list!
