We will have 2 offers locked up...We want to do a double closing using one of the transactional companies...We do have the option to assign it as well, but more money can be made doing a double closing, and there is enough room to do so...
so, what is the best way to advertise a property for a double closing...we don't technically own the home, so how do we go about telling people we want to buy it, and sell it to them the same day???
guess Im just looking for insight a little bit...just to get a better understanding...I am also going to call the academy to get some help, but figured I would see what you guys say as well...Thank you very much for the help with whoever jumps in...any suggestions whatsoever is great...

I heard about transactional funding not that long again and feel that there is more money to made with this process and wanted to know the answer to the same question you had. Let us know what the academy says because that is what I intend to do as well. (double closing)

You don't advertise for double closing. If it is a bank owned property than you will close the with bank's escrow company. As soon as you open escrow than you give all the information to YOUR title company and tell them it will be a back to back closing aka double closing. You want to try to get YOUR title company to do a courtesy close for the bank. Just tell the bank that it's a title company you work with all the time and it's easier for you to sign and have them notaraize the paperwork. It will cost you about $150 for your title company to do another title check and do the courtesy close. You have all the closing documents emailed to you and then you email them to your title company. Your end buyer comes into your title company closes on the bank's property and you receive your payment. Just make sure you are up front with your end buyer that it is a foreclosed property and that is why you will doing a double close.

both properties are not bank owned...just people we work with, and want to get out of the houses. And are willing to let Chris(partner) and I help them out...
we have to find an end buyer of course, so my question is more of HOW DO WE ADVERTISE TO FIND AN "END BUYER" FOR A DOUBLE CLOSING, WHEN WE ACTUALLY DON'T OWN THE HOME? hope this is more understandable

CONGRAUTLATIONS on your 2 deals being locked up!! I was told that here in FL (may vary from state to state) that once you have property locked up you can advertise it (google, other on-line ads.) but don't put the address(es) just property info. Or let your cash investors know about the deal and the details about the double closing. Maybe you can put signs up in the area (gas stations, grocery stores, etc.) If you have a website put it on your website too (here we can't include the address - FL law.) Hope I understood your question right.
I'm so new at this there are probably many folks here who have better suggestions but thought maybe I could be a little helpful.

called the academy, and they were saying on a back to back closing, it is best to find retail buyers...can find investors, but better to find retail buyers and also have the price more towards market value...
they were also saying, if it needs work, you can have in your contract with the end buyer, some kind of concession towards them for the repairs...Or you can have that you will go in and fix up the place for them before they move in...
