INVEST IN SMALL TOWNS

Hello Everyone,

I was meaning to post this topic months ago but forgot about it until today as I was discussing investing in the states with Australian students, at a Boots on the Ground event we are doing. Investing in small towns all over the United States is a hidden gem in plain site. Sure they are not as busy as the bigger cities but they have a lot of potential. Small towns don't have to be in the middle of nowhere, they can be on the outskirts of major cities. I have a couple of students who live about 100 miles outside of Indianapolis, Indian and they are killing it just by investing in those pockets of small towns. When it comes to real estate investing, it seems that all anyone ever talks about is large cities. While investing in a city may be less risky, it can be less profitable than a small town. Here are five reasons why you should invest in small town real estate.

1. Greater Profit Potential

When it comes to buying a home in a small town, quite often you can get a screaming deal. Many homes are pennies on the dollar compared to a similar home in larger centers. This can be a good deal if you are just starting out with real estate investment and don’t have the capital required to invest in a more expensive property.

2. Less Competition

When it comes to finding good properties in a city for a real estate investment, chances are that there is a lineup of other people doing the exact same thing as you. When looking at a smaller community, you will find that there are less people taking the time to invest in these style of properties and you will have a better opportunity to negotiate on price.

3. Bedroom Communities are a Goldmine

Many people are looking for that small town charm and safety, but they want to be near the city where they work. This means that these properties are in high demand, tend to sell quickly and make good flipping candidates.

4. Helping Someone Out

There are a lot of instances in smaller communities where a seller might just want to sell their home and move on. Quite often they might be moving to retire somewhere across the country, moving to a warmer climate, or moving because of work. In most of these cases, the seller is impatient and wants to sell their home now. These people tend to be friendlier when it comes to negotiating a price and when they help you out with a lower price, they are helping themselves out by getting rid of their property as well.

5. Historic Buildings

There is a group of people that are really into historical buildings, older architecture and a piece of the past. Most smaller communities have older homes and buildings that fit this bill, and this group of people are usually happy to pay a premium for a building that is older provided it has been restored. In many cases you can pick up these style of properties at a bargain and flip them for a good profit.

While these five reasons to invest in a small community are a good place to start they are by no means a complete list of benefits to investing in real estate in these smaller communities."

I always enjoy reading your posts. They are very interesting. I live in a small town 16000+/- and the reason I dont wholesale here is because I feel there are "no cash buyers", no "I buy houses signs" or investor activity here. and also way to many naysayers........
