I looked at this deal. Looks pretty good. I actually think the ARV would be closer to $185,000. If you have a real good contractor you could most likely get the rehab/remodel done for $60,000.
You could put about $15,000 into it and have a good cash flowing rental. I would L/O it if I went the buy and hold route.
The neighborhood is beautiful!
