Don't underestimate the power of the plain & simple Bandit Sign

Using Bandit signs to find buyers and sellers is not a new idea or topic, however, I've had a lot of discussion with my students lately about this. I tell them over and over again that I am always shocked at how well bandit signs work! Such a simple concept and relatively inexpensive but time and time again bandit signs work to find buyers and/or sellers yet it is always the last resort for people to try. Any marketing that you do will have varied results at any given time but please - don't under estimate the plain and simple bandit sign. One thing I strongly recommend NOT to do, is spend a lot of money. Bandit signs come in all shapes and sizes, cheap and very expensive. Keep it simple - you do not need to spend a lot of money! This is good news for all of those who don't have and/or don't want to spend a lot of money advertising. I've seen success with signs from the dollar store, hand written on tiny stakes on the side of the road. I've seen people spend hundreds of dollars having signs professionally printed. This is the one form of advertising where spending more money does not guarantee better results....DON'T DO IT! You don't need to. The results that I have seen after working with hundreds of students are the more simple the sign, handwritten with a phone number will produce more results. Why? People seem to feel more comfortable calling on a sign like this. These are people that want to talk to someone that could be their neighbor, not some hotshot out of town investor who might take advantage of them. Keep it simple. If you are advertising for buyers, one example would be - "3bd/2bath, needs work, xxx-xxx-xxxx" an example for sellers - "We Buy Houses, Any Condition, xxx-xxx-xxxx".

Keep it simple and these little sign can produce great results for your real estate business!

An easy way to market and it's cheap

I have used bandit signs for years. Yes they get taken, and yes i've received calls asking me to remove them. No problem, I pull it up and move it somewhere else.

The one thing I can say about them is they work. I have students every day telling me they work for them, they work for me, so I know they will work for you.

One thing I have found is it is a marketing technique that needs to be consistent. If you only put out signs one week and don't get any calls, don't abandon it all together.

I have had times it will produce like crazy, and other times it doesn't' produce at all. but if you are consistent they will consistently produce for you

Keep It Simple & Smart
As stated by Mike and Karen, bandit signs are a great way to find people to place on your team! When placed strategically and timely they are successful. The key to a successful bandit sign is to use the KIS&S method.
Remember that people don’t have time to read a novel. They have just a few moments to look at them. The sign has to give them enough information to make it interesting, but not so much that they can’t get it all read. So Keep It Simple & Smart. Use the key words and ideas as listed above to grab people’s attention and interest. In addition to simple, make sure people can read them. Handwriting doesn’t need to be perfect, but it has to be legible. If it’s not, you’ll have no success.
And keep it smart. Put out as many bandit signs as you can, and be smart about where you put them. Don’t place them in an area where the only people seeing them are those that live there. Put them where they will have a lot of exposure. Study some different areas to see where those might be in your area.
Lastly, if at 1st you don’t succeed, try try again. Like Mike said, don’t give up if you don’t get a call immediately. In some cases you need to give them a little time to produce results. If after a couple of weeks, still no success, find another area to blanket. Don’t Give Up!
