Attracting Sellers ? Seems like our WE BUY HOUSES Signs are wearing off around here. We dont get near the calls that it takes to make it in this business. Any one change colors and wording every so often? If so Im curious to hear the results.

Make sure that you are changing up your locations that you place the signs. Some people drive the same way all the time. You might have to try a couple of intersections that you may have otherwise overlooked because you thought there wasn't enough traffic.

mixing it up with different color acemes or wording cant hurt.
traditional ways r nice, but some change instrategy can b healthy & beneficial.
I have to had any movement yet but I know it will come. I move the signs around if I get no response. Good luck
It took me 5 very different locations before we found the one sign that gets all the calls, just like Matt and Dean tell us. I tried near McD's/Walmart, near where I wanted to buy houses, and where my larger buyers want to buy, then we found one of those "5-way" intersections, and BAM! since Feb I average 6-10 calls a day.
I stick with Dean's signs exactly: Yellow with Giant Black Sharpie, "WE BUY HOUSES any condition PH#" Don't forget to put this one in the yard of houses you AND your buyers are rehab-ing!
On the other sign, I used a twist that I think gets me more calls: instead of 3X2 I use: "4 BDR/ 2 BTH desperate to sell PH#"
Just keep moving them until hit the sweet spot, after that just make sure you freshen them and/or try new locations.

I think in one of your blogs here your in Vegas. I just had a friend call me told me one of the people we worked with is letting is condo go walking away. He was asking me if I wanted to pick it up I have been reading and trying to see what I could do. He has not contacted the bank nor a realtor yet. Could I just walk in and take it over then wholesale it?
When I put signs out I put BOXES out ! I have them any and every where...
and yes they are yellow with black writing..... Everyone I talk to ask.... are you the guys that put the signs out..... They all see them.... I just dont get any calls.... Frustrating !

Logic says that if you are not getting responses, either you are not saying the right thing or you are not saying it to the right people.
Check your area to see if it has numerous foreclosures or people in financial trouble who might need to sell their homes. If you don't have these scenarios, you may need to invest in a different area. You can also try to do yellow mailers to the pre foreclosure listings and put your signs in those areas as well. Possibly multiple "attacks" will get you a better response. For example, the person getting your letter might think " Hey, I recognize this guy from his signs I saw."

This is the kind of thing that is sooooo hard for us. We say we want to help, then someone ass what we can do in a truly tough situation. There may be more ways that I don't know yet and maybe someone will jump in here, but....
1. The person is most likely walking away because they are upside down and the bank/lender has not tried to help them, and the government isn't doing anything (at least as far as I can tell)
2. IF the person is only SLIGHTLY upside down, it is my understanding some one can do a Sub To (aka Sub2)-- get authorization to communicate with the lender on the owner's behalf and literally step in, make the payments (via collecting rent usually) and ride it out until you can pay off the loan and get the deed. The lender generally has the right to call the loan due, but they seem not to do that. This tactic helps the owner by Foreclosure not taking place. It does not work if the house is too far upside down.
3. Other than that it seems to me all we can do is refer the person to a reputable short sale analysis firm (that does not charge them a consultation fee), and if a resolution can be made the people get to stay in their house; if a modification can be made and/or a short sale done-- you can have first crack at buying the house, and the owner gets to avoid foreclosure.
I'm not an expert on this at all, far from it, but this is what I've learned over the past year about this type of situation.
