Buyers I have, houses I do not. I'm still searching for that realtor to work wit. The last couple were not working out. In the mean time I've been driving around looking for vacant or FSBO types. I don't want to recreate the wheel and was wondering what luck everyone else was having with different approaches.

I completely agree with Drew's comment. I would add that in today's world we sometimes get trapped into thinking that we always have to use the fancy tools or websites available to us. The tools and sites are great and I use them all the time but we shouldn't forget that sometimes a regular "old school" solution might be of use.
As an example I bought a house that was advertised in the local Thrift Nickel a few years ago. The older couple that were selling were not using a realtor to save money. They had never used the internet and didn't even own a computer. I went to visit them and see the property. It clearly would make a great rental property so I was definitely interested. We reached an agreement with them owner financing the property from them. All I had to pay was enough to get them caught up on a few payments which were around $400 each. It was a win for everyone.
All of this from a simple classified ad in the Thrifty Nichel.

Bandit signs, also place them near foreclosing houses
Business cards, pass them out (10 per day) and tell ppl You Buy houses, and offer referral fees of $500-1000 for leads that turn into deals
Magnetic signs or vinyl lettering for your cars
yard sales/moving sales
flyers, laundrymats,stores
mailpersons,ups/fed x drivers
investors, rei clubs

As you can tell from the above posts, it depends on how you want to find buyers. You can go out and actively search for your buyers, you can advertise and let your buyers and sellers contact you (passively search), or both.
The more thorough the question, the more thorough the answer.

Thanks for your post Doug. I could've wrote it word for word except I've been feeling too down to do so. Just know that it's not just you. I'm in the exact same boat. Sometimes I see the posts on here crowing about their success and for me, it's discouraging not encouraging. I was following the advice but hitting dead ends-like being in a maze, we've got to keep searching for the right path after hitting an obstacle. Thanks for reminding me there are others going through the same things I am, with the same questions.
Some of these I already employ and some I will add to the arsenal. I really like the business cards and been planing on getting them. The more strategies I use I figure my odds will go up.
