I just bought and am about to put out my first round of signs. My question is this... Should I put out ones targeting sellers first or buyers first??
One place I'm putting it is an intersection where there is a super walmart (sellers) that has a kohls next and target across the street. Next to kohls there is a Home Depot and across the street Lowes.(buyers) Obviously I'm not putting both signs out at once. i'll switch. But what first?

You want to target BUYERS first,and also get there criteria list, meaning what kinds of houses they are looking for. Then find the the houses that are a good fit for your buyers.
you want to know what your buyers want, then you find deals that they will buy from you...
...but, if you find a great deal with your bandit signs, you can advertise it on CL and I'm sure you will get a buyer...
so... it doesn't hurt to put up your bandit signs, and in the meantime find your buyers....

I would do both, This way if you find a property and a buyer at the same time things will move along much faster. If you find a hot deal you can always find buyers.

Excellent info. See, I was focused on only using bandit signs for sellers (we buy houses) and was recommended using it for buyers (3/1 house must sell). I hadn't thought off using bandit signs for buyers and it threw me off. I've posted CL ads with (3/1 for sale) and got a lot of hits but no real actual local cash buyer. Mostly people doing what i am. So I wasn't sure which to hit first. I've really only seen some signs and all say we/I buy houses.
Having a buyers list without properties t sell is like having a phone book in your home with no one to call.
When you have a property, then you can weed out what a REAL cash buyer is.
Having a bunch of names on a piece of paper and no reason to call is a waste of your time.
Buyers list first all day, that way you wont be chasing something your buyers arent interested in.

People don't know how to find, evaluate and put REAL deals UNDER CONTRACT yet they advertise for buyers!! I think you should learn your product first. It will apply to what ever your buyers criteria is anyway. Most cash buyers (that are real) have pretty much the SAME buying criteria anyway. X amount of ROI or cash flow in a decent area. 3 bedrooms and up, etc etc. DUH!
I would do both (market for buyers and sellers) at the same time with emphasis on learning how to provide the product I will be selling and the local market trends. Seems like business 101 to me. But then again that is the hard part of this business.

DG teaches that building the buyers list comes first, but that doesn't mean to keep your eyes closed to a good deal, just that if you are looking to wholesale and have no one to wholesale to, what good is a great deal.

What you need to do is learn how to find, evaluate and put great deals under contract. When you know how to do this, then go find a buyer and then his property. That is the point. If you can't supply the product, what good is a buyer.
I firmly believe 100% that you need real cash buyers and that you should never stop building your buyers list. So get some deals and start networking!!
Also, I sold my first deal AFTER I had the property under contract, then advertised it on craigs list! I had no buyers yet. I met several REAL buyers through that ad that had a REAL wholesale deal attached to it!!!
My point here is, IF and only IF you have a GREAT deal, the REAL CASH buyers in your area will find YOU!!
I have over 3000 buyers on my list. I only know for sure if they are real when they say they want one of my deals. Out of that 3000 buyers I have 30 REAL CASH buyers!! So there are tons of "buyers" out there. Most have no money!!
One other thing. If you did get a great deal and couldn't sell it the education you received would be worth it's weight in gold!! You will be starting to move past theory into the real world!! Taking action and learning in the real world is the ONLY way to make it in this business.
