Real Buyers Lists

I will or one of my buyers will buy all the wholesale properties you can provide here in the Denver, Co. area. I have the resources and I know how to add and keep active, real cash buyers.

You are correct about this site in most cases. There are a few real buyers but they don't look for deals here. If they did they would go broke!! This site is mostly people just learning, with no money at all nor do they have real buyers. I know this from experience. By either posting real deals and looking for real buyers on a couple of my deals. All anyone produced were buyers with no money looking for owner carry or to assign my deal to a non existing buyer.

How do you define wholesale? People have different definitions.

I don't have any established cash buyers in Texas. If you can produce some good deals I can find them I am sure.

A wholesale deal depends on your market place. For example: 75% of ARV minus repairs would be a great wholesale deal in San Diego, Ca. and a 60% of ARV minus repairs in Detroit would be an OK deal.

Here in Denver, 70% of ARV minus repairs is a pretty good deal that my buyers will take all day. Wholesale prices are going up here because inventory is low and demand is high. Retail prices have only appreciated about 2% So our margins (or spread) are getting tight.

I'll put that in my thinking cap about what you said about Denver. I talk to dozens of people there on my part time job - all over CO, really, but I can't mix the functions of the two jobs.

I've always loved CO, especially the Colorado Springs area. I used to work in Manitou Springs during the summers as teen...kinda as a youth missionary. I almost became a police officer in Denver, in a former life, but I wound up at Lowry AFB as an airman, instead. It's funny how life works out. If I had stayed in Denver as a young man, I would have never met my wife, and we just had our 22nd wedding anniversary (waxing romantic on Valentines Day).
