I'm trying to find out the recent sales data for last month. All I need to know is how many actual sales. If anyone can direct me to a website or give me keywords it would be greatly appreciated

Your Realtor can provide you with this information. If you don't have one, there are plenty of posts on here and in the books on how to get one!

You can use Trulia.com filtering to find recents.
And there's Mike's fave: FindCompsNowdotcom

I read Dean's recent book "30 Days to Real Estate Cash" and it gives directions on how to find it. Here are the notes I took below from the book. Dean gets all the credit.

Tell the real estate agent that you would like a list of the names for all of the cash buyers within the last 90 days. All but two states this information is legal and most agents will have it readily available.
*If they do not know where to find it tell them it is in their MLS system and they can call MLS support to help them find it easily.
*If it is not in the MLS system for some reason, this information is free at the courthouse or on the courthouse website where they can look it up for you (or you could do this yourself).
*This information is also on http://publicrecords.netronline.com/ . When you are there click your state of interest, then the county. The website there will have links to the local county assessor’s website as well as other departments within that county’s government. The county assessor’s or treasurer’s website will have a mailing address where the tax bills for the properties are sent. You can then contact these buyers by sending a letter to their mailing address.

You have gotten some great advice from your fellow DG'ers. Let me just add a few ways to get sales data:
1.Prop Trend Software, if you have this then do a comparable report to get your data.
2. www.realtor.com go to this site and pull up sold homes in any area you are looking at. This site has reliable info because it is ran by the national association of realtors.
3. Go to yahoo dot com and click on real estate and find zip code you want to look at and it will give you a general idea of stats in your area.
