Northern CO "Diamond in the rough"

I have a great opportunity to lock up a house that would be a terrific property to own to rent or flip.It need a partner or coach to walk me through this first one. It is in a town that I grew up in and lived in for 35+ years. I would even be a potential lease purchase buyer for this home. I like the area that much. It is in a strong bedroom community rental market.

How much rehab/remodeling is needed and at what cost?
What can you buy it for?
