Hi i just finished reading Dean;s books and I am looking for investors in the Southern california region to network with. I really need to get my feet wet and would like someone to help. I really cant afford to buy deans academy at the moment times are tough. So if you will please help me, I would really appreciated...Im looking for help with Contracts for California...Any one HELP!!

By the time we joined, we already have networked with over 20 active investors all over Bay Area who are even willing to joint venture with newbies! I'm out in the East County Area, Lakeside, & bandit signs are OK out here. I did get called one time when I started putting some signs closer to mission valley as they told me I'll be fined in this area."mid SD". Are you sure Escondido doesn't allow?
I truly believe that you need to place these signs high on telephone poles & put them up monthly to get results as they come down pretty fast. It's a hit or miss, but if you have the money, I'd do 100 signs a month. I've had 200 go up & results have been slow in the past 6 months. Most are gone.
Our market is definitely a hot spot with a lot of competition. If you don't have a Private Lender in place, I would strictly focus on Home Owners directly. You don't need a POF "Proof Of Funds" with them.
As for a buyers list, I have always posted ads on craiglist & backpage. I also attend the REI meetings in mission valley where you can find buyers. Also, if you get a deal through a Home Owner directly at 65% of ARV, you'll find a buyer easily, as CASH buyer's are paying 70 & 80% here.

Im in so cal And whats worked for me is knowing and getting connections with REO brokers I always get first dibbs on properties that havent hit the market yet.. And i wholesale the to cash buyers. Theres wont be a bidding war .

Since your getting REOs from your broker, how are you able to negotiate with the banks since most of them require wokring through there listing agent and filling out the long forms for offer submittal? Also, are most of your REOs FHA, HUD, or Conventional loans? I have found working with these types of loans can be daunting and time consuming with no results. How are you able to over come these hurdles? One last question, since your broker is providing you the property before it is listed in the MLS are you short saling with the bank while giving your broker a commission, and are you relisting the property with them and paying a double commission?
Any information would help as I am fighting the system here in San Diego.

I just wanted to say thank you for answering my quesitons. Unfortunately I have been fighting the system here in San Diego without success. I have tried using Matt Larson method of mass offer submittal but have not yet had any replies. Also, I have considered buying short sales that have been bank negotiated and then renegotiating with the banks to find the ultimate low price to resale them but have been running into road blocks such as banks wanting me to work through there listing agent and filling out more forms before they even consider my offer. Have you any luck with this method?
I was wondering what strategy are you using that has been successful for you...ie
1. NODs, Pre-Foreclosures, Foreclosures, or REO
2. Lease Options
3. Rehabs
4. Bird Dogging
The reason I am asking is because I am finding it difficult to use the methods that I currently have in place and would like to consider another strategy.
Any information would be greatly appreciated.
