You need to do some study. On the search site under Deans chin, enter Hard Money. You will have plenty of reading. Enter Finders fee or assignment fee. Read some more!

Mike is right...before you get into financing your deals, you need to understand just how the funding works.
Here are a couple of good hard money lenders that I see great comments from others about here.
1) www.coastal-funding.com
2) www.tranactionalfunding.com
Mike also offers hard money lending at his site: www.mdtfcam.com so maybe you could ask him for a loan when the time comes?
As for getting your finder's fee...that is given to you as a check at the close of escrow with assigments.
And it is in the profit between what you buy the property for...from the seller...and what you sell it for...to the end buyer in the double closes.
