Ok, here we go. We have bought the program. We are doing our homework and my goal is to make $50K by the end of the year so we can start renovating our 100 year old home. I believe we already have a great realtor, she is the same person that sold us our house. We have bought a few houses for ourselves and the past realtor is a personal friend who kicked a$$ compared to any other professional we did business with. I sent her off an email with the script that was given to us from the 30 day quick money video. She responded very positively and had the cash buyer list for us the next day. She believes buying and flipping a house for $20-30K is very doable. I just didn't tell her that we were planning on assigning contracts and stuff like that. I did tell her that we would be making many offers with the hopes of scoring at least one deal out of 20-25 so she knows what kind of effort it would take on her part.
Anyway, we are ordering bandit signs and going to hit up some auctions and real estate investment groups. Oh, and our realtor ordered us a Kellar Williams book on real estate investing. Any pointers on how to make sure we are utilizing our real estate agent and not taking advantage of her or wasting her time?

We are well on our way. We have found a real estate agent who got us a list of cash buyers. I just dropped 50 letters in the mail to those buyers! We have one buyer on our buyer's list from today due to our ghost ad on Craig's list. And, we got our bandid signs in the mail today, so after the kids go to bed, we are going to start writing on them. I'm hoping we get calls and emails tomorrow from our letters. Our buyers list mostly resides here in our city, so most of them will get their letters tomorrow. I'm really excited to start making offers. Anyone have any idea of how many buyers we should have on our list before we start making offers?
