Kenny and I started our own business in 2010, we both lost our jobs, due to the economy and decided to try Real Estate Investing.
We were excited with our first purchase, for rental property. Each day we worked on the house and with each improvement, we fell in love with the house and decided to move in and rent our original home to our 2 older sons. Our second purchase, cost a little more than the first, but needed just a little clean up inside and a lot of yardwork. We found a great Property Manager to find a tenant, this worked out great, since on our own, we were unsuccessful finding someone ready to sign a lease.The PM found one in a matter of maybe 3 weeks.
In July 2010, Kenny started "working" again, I continued working on our new home, finishing up little projects. I also continued looking for new property, but knew nothing about purchasing with no money down, or wholesaling. We finally made our third purchase, pretty much the same time I was offered a temporary position with a small local business. I accepted, as a result the house has been sitting with very little work done. It was decided that was not working out, so Friday was my last day to "work", so I can get back to our business full-time.
While working we purchased and I have read "Profit From Real Estate Right Now!" I'm almost finished reading "Be a Real Estate Millionaire". We purchased the Gain the Edge 09 package, started watching the first dvd. Today I've been looking around the website and ready to go to "work" for Us! I'm thinking purchasing the New book "Your Town Your Real Estate Profits" will add to new found knowledge.
My goals - get a tenant in the third property by end of July and have three more properties by end of 2011 and try my hand at wholesaling.
We are excited!!!

Have a potential buyer!

While transferring billing information with the local utility, the lady on the other end of the phone said she was looking for a house to rent, but the house we have available is not in the school district her son attends.

I'll be sending her an email, asking exactly what she's looking for(I know the area), if she wants to continue renting or if she would be interested in buying.

I'm reviewing "Profit from Real Estate Right Now", so I can follow the steps given in the book.
Any advice? This could be my first "wholesale" or "contract assignment". Kind of nervous, but very excited!!!

Finding a Realtor in Columbia, MO

While we're still trying to get a house ready for a tenant; Kenny has accepted a new job about 2 hours away from where we live. He has found a realtor via a co-worker. I need some help composing a letter (email)to this realtor, asking for 25-30 motivated sellers who would be willing to entertain some unconventional financing. Reading some of Matt's work, I understand that it usually takes at least 25 offers to get one acceptance. Any advice? We need to move quickly! First day on the job is July 25!!

welcome! sounds like you are moving right along. you might also think about lease/option or rent to own for this lady. that's what i'm into and with 75% of the population unable to get a loan, that might be another "option" for her and you. just a thought......best of luck!

That is an option, I've thought of.
We are finishing one house for rental. We're going to another city, to look for a second residence, due to Kenny's new job. So we have a lot going on right now. Been trying to squeeze some online training(REI) when I can.
